Yahoo! Real Estate Updates Home Values Search with Maps and Local
Congratulations to the Yahoo! Real Estate team on their newly updated Home Values center that launched today! They’ve used the Yahoo! Maps AJAX API as well as the Yahoo! Local search API to create a cool mash-up that provides users with a more comprehensive view of home valuations, community insights, and local connections.
Searching for a particular home’s value takes you to an expanded results page that features estimated home values from Zillow.com, as well as two newly formed relationships with eppraisal.com and reply.com. This allows you to get multiple home value estimates from leading providers in order to give users a more complete view on a home’s potential value range. The real estate team also expanded their Zillow relationship to include home data (such as beds, baths, square feet), sale history and tax info, as well as recently sold comparable homes that are plotted on the map. Additionally, you can view nearby similar homes for sale from Y! Real Estate to better understand the ‘ask’ side of the valuation process – what are sellers asking for similar homes right now?

To tap into the knowledge of the Yahoo! community, the real estate team joined up with Yahoo! Answers in order to surface home values related questions and answers directly on Yahoo! Real Estate. You can browse the top home values questions and best answers, view more home values Q&As, search Y! Answers for any question/answer, or ask the community a question of your own. Using the Yahoo! Local search API, they also surface local valuation professionals to help you connect with top rated real estate appraisers in your area should you choose to get a professional home appraisal.
Check it out and let us know what you think!

[…] Yahoo! Real Estate Updates Home Values Search with Maps and Local What’s of most interest to RS is that valuation data comes from up to three sources: + Zillow + eppraisal.com + reply.com From the blog post: This allows you to get multiple home value estimates in order to give users a more complete view on a home’s potential value range. The real estate team also expanded their Zillow relationship to include home data (such as beds, baths, square feet), sale history and tax info, as well as recently sold comparable homes that are plotted on the map. I use the map everyday, and it comes handy, but what I dislike about the new format, is that whenever you print out a map, the zip code doesn’t appear. Making me go back to the site. I think that, that should change and be improved.

The road in Eastern Washington State is spelled Jumpoff Joe Road(check other maps) not Jump Off. Yes, I know Jumpoff is incorrect spelling but those that named it may not have known that. Now I can’t leave my starting point on a map because you have spelled the name wrong. Also, from my place to Chewelah, WA your State Highway sign is placed right over Chewelah and I can’t see the small town at all much less the streets. You locators sing should be place either after a destination point not on it so small towns and their streets can be seen

The valuation model is a fun and useful starting point, but has a diminished accuracy directly related to the age and customization of the home. For example, in a 30 year old home, the model cannot know if the interior is original or if it”s been updated. The same is true of custom homes.
Moreover, when a buyer purchases a home, it’s an emotional decision justified by logic. It’s a human reaction to a material product. This reaction can be base don current trends (stainless steel kitchens and oil-rubbed bronze hardware are popular now). These models simply cannot adjust for these human-specific deltas. As such, enjoy them as entertaining and rely on professionals for accurate valuation estimates.

As far a getting home values from sites like these, you need to understand that this information is gleened from county records. Which I have found to be months, sometimes as much as 6 months old. These home values could be wrong if you are in a value-dropping real estate market like the beginning of 2008. With the current state of home values spiraling downward, if I needed a home value opinion, I would go directly to a real estate agent who can get current up to date data about recently sold properties similiar to yours, and they will provide this information free of charge.

The new home valuations tool is pretty interesting. I was wondering if there was an easy way to quickly get multiple valuations for a home from different sources and I guess now there is. It looks like a pretty comprehensive tool -
